Kar\u015f\u0131la\u015ft\u0131klar\u0131 sorunlar\u0131 dile getiren Meclis \u00dcyeleri, bu sorunlar\u0131n \u00e7\u00f6z\u00fcm\u00fc i\u00e7in \u00f6nerilerini anlatt\u0131. Sekt\u00f6r\u00fcn yeniden canlanmas\u0131 ad\u0131na konut kredisi faiz oranlar\u0131n\u0131n bir kez daha d\u00fc\u015f\u00fcr\u00fclmesinden sekt\u00f6r temsilcilerinin ayakta kalabilmek ad\u0131na kulland\u0131\u011f\u0131 kredilerin yap\u0131land\u0131r\u0131lmas\u0131na, Yeni\u015fehir b\u00f6lgesinde beklenen imar planlar\u0131ndan, kar\u015f\u0131la\u015f\u0131lan haks\u0131z cezalara kadar bir\u00e7ok konu ele al\u0131nd\u0131.\u00a0<\/p>\n<p>Belice: \u201cKentsel d\u00f6n\u00fc\u015f\u00fcm ada bazl\u0131 yap\u0131lmal\u0131\u201d<\/p>\n<p>Komitedeki Meclis ve Y\u00f6netim Kurulu \u00dcyesi, ayr\u0131ca Belkar \u0130n\u015faat Firmas\u0131n\u0131n sahibi Ahmet Belice, Mersin\u2019in \u00e7ehresinin de\u011fi\u015fmesi ad\u0131na kentsel d\u00f6n\u00fc\u015f\u00fcm\u00fcn \u00f6nemine dikkat \u00e7ekti. Bu d\u00f6n\u00fc\u015f\u00fcm\u00fcn ada baz\u0131nda yap\u0131lmas\u0131n\u0131n b\u00fcy\u00fck \u00f6nem ta\u015f\u0131d\u0131\u011f\u0131na de\u011finen Belice, b\u00f6ylece eski, y\u0131pranm\u0131\u015f ve art\u0131k ihtiyac\u0131 kar\u015f\u0131lamayan binalar\u0131n modernle\u015ftirilip daha etkin kullan\u0131m imkan\u0131 sa\u011flanabilece\u011fini vurgulad\u0131. Belediyelerce planlar haz\u0131rlan\u0131rken bu durumun g\u00f6z \u00f6n\u00fcnde bulundurulmas\u0131n\u0131 talep ettiklerini bildiren Belice, yap\u0131lacak \u00e7al\u0131\u015fman\u0131n Mersin\u2019e de\u011fer katmas\u0131 yan\u0131nda sekt\u00f6r\u00fc de hareketlendirece\u011fini ifade etti.<br \/>\nMevcut durumu da de\u011ferlendiren Belice, eski ruhsatlarla yeni projelerin devam etmesine ra\u011fmen, yeni ruhsat alman\u0131n s\u0131k\u0131nt\u0131l\u0131 oldu\u011funa belirtip, \u201cGerek yatay mimariden gerekse in\u015faat belli bir a\u015famaya geldikten sonra sat\u0131p satamayacaklar\u0131ndan emin olmamalar\u0131ndan dolay\u0131 firmalar ruhsat almak istemiyor\u201d ifadelerini kulland\u0131.\u00a0<br \/>\nSat\u0131\u015f yapamayan firmalar\u0131n ayakta kalmakta da zorland\u0131\u011f\u0131n\u0131 belirten Belice, bu nedenle ge\u00e7mi\u015fte bor\u00e7lar\u0131n\u0131 \u00f6deyebilmek ad\u0131na kulland\u0131klar\u0131 kredi taksitlerinin \u00f6demesinin yakla\u015fmas\u0131yla daha da zor g\u00fcnlere y\u00f6nelecekleri endi\u015fesi ta\u015f\u0131d\u0131klar\u0131n\u0131 s\u00f6yledi.\u00a0<\/p>\n<p>\u00d6zbalta: \u201cEldeki stok konutlar sat\u0131ld\u0131\u201d<br \/>\n\u00a0<br \/>\n14 No\u2019lu Komiteden Meclis \u00dcyesi ve Baltao\u011flu \u0130n\u015faat Firma sahibi Bayram \u00d6zbalta ise sekt\u00f6r\u00fcn yakla\u015f\u0131k 2 ay \u00f6nce konut kredilerinin uygun oranlara inmesiyle birlikte hareketlenmesine ra\u011fmen bu durumun uzun s\u00fcrmedi\u011fini s\u00f6yledi. Yakla\u015f\u0131k 1,5 &#8211; 2 ay boyunca sekt\u00f6r temsilcilerinin ellerindeki stok konutlar\u0131 satt\u0131\u011f\u0131n\u0131 belirten \u00d6zbalta, \u201cElinde kredi alabilme seviyesine sahip konutu olan firmalar bu d\u00f6nemde sat\u0131\u015f yapt\u0131. \u00d6ncesi kadar yo\u011fun olmasa da ruhsat\u0131 olanlar yeni projelere de ba\u015flad\u0131\u201d dedi. G\u00fcn\u00fcm\u00fczde ise konut kredi oranlar\u0131n\u0131n yeniden 1.15 \u2013 1.20\u2019lere y\u00fckselmesiyle birlikte sat\u0131\u015flar\u0131n durdu\u011funu dile getiren \u00d6zbalta, s\u0131k\u0131nt\u0131l\u0131 bir s\u00fcrecin ba\u015flad\u0131\u011f\u0131n\u0131 ve bu s\u00fcrecin ne kadar devam edece\u011fini kestirememeleri nedeniyle \u00f6nlerini g\u00f6rememekten \u015fikayet\u00e7i oldu.\u00a0<\/p>\n<p>G\u00fcndo\u011far: \u201c\u00dclke ekonomisine ciddi katk\u0131 sa\u011fl\u0131yoruz\u201d<\/p>\n<p>14 No\u2019lu Komite Meclis \u00dcyesi ve Cihad G\u00fcndo\u011far \u0130n\u015faat Firmas\u0131n\u0131n sahibi Cihad G\u00fcndo\u011far ise s\u00f6zlerine sekt\u00f6r analizi yaparak ba\u015flad\u0131. \u201c\u0130n\u015faat sekt\u00f6r\u00fc yakla\u015f\u0131k 200 i\u015f koluyla ilgili. Sekt\u00f6r\u00fcm\u00fcz\u00fcn ge\u00e7en y\u0131lki b\u00fcy\u00fckl\u00fc\u011f\u00fc 231 Milyar TL. Milli Gelir i\u00e7indeki pay\u0131 y\u00fczde 5\u2019in \u00fczerinde. Gayrimenkul sekt\u00f6r\u00fcn\u00fcn b\u00fcy\u00fckl\u00fc\u011f\u00fc ise 285 Milyar TL ve milli gelir i\u00e7indeki pay\u0131 y\u00fczde 6,7. Yakla\u015f\u0131k 2 milyon ki\u015fiye istihdam sa\u011fl\u0131yoruz\u201d diyen G\u00fcndo\u011far, paralelinde \u00fclke ekonomisi ad\u0131na \u00f6nemli bir sekt\u00f6r olduklar\u0131n\u0131 vurgulad\u0131. D\u00fc\u015fen faiz oranlar\u0131yla birlikte stoklar\u0131nda konut kalmad\u0131\u011f\u0131n\u0131 belirten G\u00fcndo\u011far, \u015f\u00f6yle devam etti:\u00a0<br \/>\n\u201cCovid-19 \u00f6nlemlerini en s\u0131k\u0131 uygulayan sekt\u00f6rlerden birisiyiz. \u0130stihdama yaratabilmemiz ad\u0131na sekt\u00f6r\u00fcn yeniden canlanmas\u0131 \u00f6nemli. Ancak maliyet art\u0131\u015flar\u0131ndan veryans\u0131n ediyoruz. Artan demir, \u00e7imento, haz\u0131r beton fiyatlar\u0131yla yap\u0131lacak yeni projelerdeki sat\u0131\u015f rakamlar\u0131nda ge\u00e7mi\u015fi yakalamam\u0131z \u00e7ok zor. Bug\u00fcn sat\u0131\u015fa sunulan konutlara g\u00f6re yeni yap\u0131lacak konutlar\u0131n fiyatlar\u0131 y\u00fczde 70\u2019e yak\u0131n artacak. Bu nedenle konut kredi faizlerinin d\u00fc\u015f\u00fcr\u00fclmesi \u00f6nemli.\u201d<br \/>\nTicari alan in\u015faatlar\u0131nda sorun ya\u015fand\u0131\u011f\u0131na da de\u011finen G\u00fcndo\u011far, \u201cBelediyeler ticari akslar \u00fczerinde ticari alan \u00fcretebilece\u011fimiz araziler olu\u015fturmal\u0131. \u00c7evreyolu \u00fczerindeki baz\u0131 b\u00f6lgelerde arsa cinleri ticari de\u011fil ama ihtiya\u00e7 var. Bu say\u0131 artmal\u0131. Konut g\u00f6r\u00fcnen bir arsa \u00fczerinde ofis ihtiyac\u0131n\u0131 kar\u015f\u0131layam\u0131yoruz\u201d diye konu\u015ftu.\u00a0<\/p>\n<p>\u00d6zdemir: \u201cKDV iadelerimizi almakta sorun ya\u015f\u0131yoruz\u201d<\/p>\n<p>14 No\u2019lu Komiteden Meclis \u00dcyesi ve Kerimo\u011flu Gayrimenkul Firmas\u0131n\u0131n sahibi Y\u0131lmaz \u00d6zdemir ise KDV iadelerini alamamaktan yak\u0131nd\u0131. Kamudan KDV alaca\u011f\u0131 olan firmalar\u0131n olduk\u00e7a uzun s\u00fcre bekletildi\u011fini vurgulayan \u00d6zdemir, \u201cKonut olarak satt\u0131\u011f\u0131m\u0131z bir daire i\u00e7in konut faturas\u0131 kesiyoruz ama alan ki\u015fi ofis olarak kullan\u0131yor. Yetkililer bu durumu foto\u011frafl\u0131yorlar ve do\u011fru fatura kesilmemi\u015f olmas\u0131 gerek\u00e7esiyle KDV\u2019mizi iade etmiyorlar. Bu uygulamalardan vazge\u00e7ilmeli \u00e7\u00fcnk\u00fc bizler satt\u0131\u011f\u0131m\u0131z gayrimenkul\u00fcn daha sonra ne \u015fekilde kullan\u0131ld\u0131\u011f\u0131n\u0131 denetleme imkan\u0131m\u0131z da yok, yetkimiz de yok\u201d dedi.\u00a0<br \/>\nPlanlarda ya\u015fanan sorunlar\u0131n devam etti\u011fini de vurgulayan \u00d6zdemir, Belediyelerin 1\/5.000 ve 1\/1.000 \u00f6l\u00e7ekli imar planlar\u0131n\u0131 tamamlamas\u0131n\u0131 beklediklerini s\u00f6yledi. Mersinliler olarak \u00e7ok uzun zamand\u0131r bu planlar\u0131n haz\u0131rlanmas\u0131n\u0131 bekliyoruz. Art\u0131k vakit kaybedilmeden bu sorunun \u00e7\u00f6z\u00fcl\u00fcp uyulamaya al\u0131nmas\u0131n\u0131 istediklerini kaydeden \u00d6zdemir, \u201cM\u00fcteahhitler az da olsa yeni proje i\u00e7in kendisine bir hareket alan\u0131 olu\u015fturmaya \u00e7abal\u0131yor ama \u00e7ok say\u0131da engelle kar\u015f\u0131la\u015f\u0131yor. En az\u0131ndan \u00e7\u00f6zebilecek olduklar\u0131m\u0131za daha \u00e7ok odaklanmam\u0131z gerekti\u011fine inan\u0131yorum\u201d de\u011ferlendirmesini yapt\u0131.\u00a0<br \/>\nM\u00fcteahhitlerin kulland\u0131\u011f\u0131 banka kredilerine de de\u011finen \u00d6zdemir, bu d\u00f6nemde hemen herkesin ayakta kalabilmek ad\u0131na kredi kulland\u0131\u011f\u0131n\u0131 hat\u0131rlatarak, \u201cArt\u0131k s\u00fcre doldu ve kredi \u00f6deme d\u00f6nemi yakla\u015ft\u0131. Ama kimse \u00f6demeleri yapabilecek paray\u0131 kazanamad\u0131. Stoktaki konutlar\u0131n\u0131 satan da bor\u00e7lar\u0131n\u0131 \u00f6dedi ve s\u0131cak paras\u0131 kalmad\u0131.
